Secure Parking USA Expands Asheville Operations

Secure Parking USA is expanding its Asheville operations through a new partnership with First Presbyterian Church Asheville (FPCA) to manage three parking locations in the heart of downtown Asheville. Public parking at the new locations began on October 1, 2026.

This addition brings Secure Parking’s active Asheville portfolio to 7 locations across Downtown, West Asheville, and Biltmore Village. It also highlights an operating model we know well: shared-use parking that serves the public while protecting the property owner’s own access when they need it most.

Shared-Use Parking for Mixed-Use and Community Assets

Churches, universities, hospitals, office buildings, hotels, retail, and mixed-use developments often own some of the best-located parking downtown. These properties are essential at specific times but can sit empty for much of the week.

The challenge is putting those spaces to work without compromising the owner’s mission. A congregation needs to know its spaces will be open on Sunday morning. A wedding or memorial service can’t compete with event traffic for parking.

That’s where a site protection plan comes in. Rather than choosing between private use and public revenue, owners get a structured operating model that defines exactly when the lot is protected for its primary audience and when it opens to the public.

Our New Downtown Asheville Parking Locations

Both public FPCA locations sit within a few minutes’ walk of Asheville’s busiest dining, lodging, and entertainment districts:

  • 25 Aston St Lot (Downtown Asheville): Entrance on Aston Street between Church and Lexington. Offers daily, event, and overnight parking near Pack Square, the South Slope Brewery District, and The Orange Peel, plus a self-park alternative for guests at The Restoration, Kimpton Hotel Arras, and Aloft Downtown.
  • 46 Aston St Lot (Downtown Asheville): Entrance on Aston Street between Lexington and Coxe Avenue. Our primary downtown lot for reserved monthly parking, with hourly parking from $3 and easy walking access to the South Slope, Lexington Avenue, and the Coxe Avenue commercial corridor.

A third lot, located behind 46 Aston St Lot and accessed through the same entrance, is leased for dedicated valet operations. Public parkers simply turn left after pulling in.

These join our existing Asheville locations, including 68 Asheland Ave Lot and 37 N Market St Lot downtown, and Haywood Lot and Grace Lot in West Asheville, plus Haiku Lot in Biltmore Village. Explore every location in our Asheville parking guide.

How the Site Protection Plan Works at FPCA

At First Presbyterian, dedicated church parking stays reserved for Sunday mornings and special events. Outside those windows, the lots serve Asheville’s residents, visitors, commuters, and hospitality community.

A strong site protection plan typically brings together:

  • Clearly defined protected windows: Recurring times like Sunday services, plus advance coordination with the owner for weddings, funerals, and other special events.
  • Booking and rate controls: Public reservations through the Secure-a-Spot app and other channels close ahead of protected times, so public parkers never overlap with church use.
  • Clear signage and communication: Drivers know exactly when they can park and when spaces are reserved, which reduces confusion and conflict.
  • On-the-ground enforcement: Active monitoring during protected windows keeps spaces open for the people they’re reserved for.
  • Ongoing partnership: Regular communication with the owner so the plan adapts as schedules and needs change.

The result is a lot that works harder for its owner during the week while staying fully dependable when it matters most.

Serving Asheville’s Residents, Visitors & Hospitality Community

Downtown Asheville parking demand shifts throughout the day and across the seasons. Weekday mornings bring commuters and downtown workers. Evenings and weekends bring diners, brewery visitors, and concertgoers headed to The Orange Peel, Asheville Music Hall, and Harrah’s Cherokee Center.

The FPCA lots are positioned to serve all of these audiences, from monthly commuter parking to overnight options for hotel guests who want to skip valet fees. With fall event season underway, the new locations add convenient, centrally located capacity right when downtown needs it.

Why Property Owners Choose Secure Parking for Shared-Use Assets

Every asset is different. A church lot with protected service hours needs a different operating strategy than a commuter lot or a surface lot next to a concert venue.

Secure Parking partners with property owners, congregations, and asset managers to turn underused parking into a dependable revenue source without giving up control. Our approach combines tailored rate structures, digital booking channels, local business validation partnerships, and hands-on operations from a team that’s already part of the Asheville market.

It’s the same approach we recently brought to the Brit’s Pub Ramp in downtown Minneapolis, where a landmark venue’s own guests and the public share one facility.

At a mature Chicago garage, it increased annual NOI by more than 10%. Read the 10 E Ontario St case study.
